A wall of windows to the front of the room lets you gaze out over the courtyard, while doors to the outdoor living space gives you a way to escape into the woods any time you want. Once the autumn leaves start to fall, you can continue enjoying the wilderness from the warmth and comfort of your home — just light a fire in the living area fireplace and enjoy the natural display. Even in the home office, a space that you would think would be devoted to technology, you will still be able to bask in the delights of your woodland setting. Windows overlooking your backyard let the dappled sunlight in. When you are ready to take your lunch break, sneak out through the office door to the patio and enjoy a light meal while you listen to the birds twittering in the trees around your home. In addition to the front exterior, your drawing set will include drawings of the rear and sides of your house as well. These drawings give notes on exterior materials and finishes. Particular attention is given to cornice detail, brick and stone accents, or other finish items that make your home unique.

Foundation Plan
The foundation page dimensions, concrete walls, footings, pads, posts, beams, bearing walls, and any stepped foundation information along with any retaining wall info (schematic only). A typical wall section for the home is also usually included on this page (if not, it is elsewhere in your plan set, as space allows). If your plan features a poured concrete slab rather than a basement or crawlspace, the foundation page shows footings and details for the slab, and includes plumbing locations.
Floor Plan(s)
Exterior and interior wall framing, and windows/doors are dimensioned. Room sizes are indicated and any beams, posts and structural bearing points are called out. The floorplans include an electrical legend, and electrical fittings, lights and outlets are shown. Floor Plans will also indicate cross–section details (provided on the sections page) and show any special framing details applicable to the design. Cabinet elevations are included for kitchen and bathrooms; some designs feature cabinet elevations for design–related built–ins too.
Building Sections
Building sections show changes in floor, ceiling, or roof height, and the relationship of one level to another. Our section pages also show how the stairs are calculated (if there are some!) and depict roof and foundation members. We try and draw sections to show the most useful information — choosing locations where there are elements you or your contractor might need clarification on.

Roof framing or truss directions are shown, slope directions are indicated and structural members are sized and called out if applicable. Your home comes detailed to meet the requirements of the latest adopted version of the ‘International Residential Code’, and our notes and details pages outline all the elements applicable to the design of your home. Compliance with further standards may need to be incorporated into your plan set, depending the requirements of your building department — these are usually done locally.
Beam Calcs Pack
These stock home plans come with all the gravity calcs used in the design of your home, upon request (Not all building departments require them; please ask if you would like them included). You can rest-assured you have purchased a quality plan package that will be easy to construct, and meet all the requirements of your local building department. We generally calculate loads based on 25# Snowload, but also have many plans for higher snowloads, or can even modify the structure of a plan to comply with your local conditions. Our plans do NOT come with seismic, wind or other site specific engineering calculations; we have engineers we work with to provide those to you at additional cost, or you are free to source your own engineer locally.

A: This home is 78' Wide and 60' 6" Deep. You will need to figure out if it will fit on your lot based on those dimensions.

Q: PDF File for $1,465 does not allow you to import into CAD and make changes...correct?
A: You are correct. You would need to purchase the CAD drawings to be able to make changes.
Q: What is the height of the doors going out to the patio? What is the size of the windows above and doors and the overall height from roof to patio?
A: The patio doors are 8' tall. The transom windows above the door are 3' X 4'. The patio height is 13'.
Q: What is the snow load calculation for this design. I live in zip code 64152 and want to be sure it will work there. Thank you.
A: ALL of our plans are 25lb roof snow load. The customer will need to ask their building department if that meets their requirements.

A: Our plans do not use ICF. The walls are wood framed.
Q: I am in the Hvac business and am very interested in building this house in the Tampa,. Florida area. I was wondering if there are accommodations for the Hvac ductwork or is this something I would have to design/build? Beautiful design and I am in the purchasing stage for the lot and will be on to permitting soon. I am thinking maybe February to break ground. Thanks for your time and response.
