Q:In Portland we have a 20ft height limit for ADUs. This is measured from highest finished grade elevation within 5 ft of the building to the midpoint on a gamble roof. Does your 22'5 measurement refer to the absolute highest point of this roof? What would be the midpoint measurement between the top of the wall and the highest point? I'm hoping it isn't more than 20ft! I love this plan!
The measurements of the house from the top of foundation to midpoint is 15’-0”.

Q:Is the ceiling in the upper apartment flat or is it going to have a pitch? and how is the attic space ceiling finished?
The upper apartment has a flat ceiling. The attic space ceiling is not finished that is up to you and your contractor or builder to decide the best way to finished that space.
